Tenant apportionments must equal 100%. If they do not then you have a problem – possibly a big problem depending on the size of the difference. In the vast majority of cases the apportionments you gather from reading the lease will always equal 100%. But sometimes they won’t. Hopefully this error is small, a few percent either side and you can work with it. If the figure is over 100%, then you can work with it as you’ll be collecting more money (although leaseholders will likely be annoyed). However if you have a significant shortfall then you will never be able to collect enough money to cover your running costs. In this case you need to seek legal advice on the best way forward and I would suggest communicate the issue to your client and the leaseholders.
