Moving on to the second tab of the spreadsheet you will find a table that allows you to show the service charge for each property, based on their lease apportionment. For ease, you will find 10 holder properties in the table, each with an apportionment of 10%. Feel free to change the names of the properties and their apportionments. You can add or remove properties in the same way as you did for services, as explained previously.
You’ll notice the SUM formula is helping you out on the table, adding up the percentages as you change them. You can therefore easily see if you are at 100%.
The final column in the table shows the annual service charge for the property. This will automatically update for you and is based on a simple multiplication formula. The total budget cost from tab 1, is multiplied by the tenant’s apportionment you have entered – it’s that simple. Take note in the formula of the $ signs in the cell reference for the annual budget total. These indicate an ‘Absolute’ cell reference which will be explained later in the lesson.
